Meet Will LaneI have over 30 years of experience in real estate as a Realtor, Builder, Investor, and Managing member in several real estate partnerships. As a builder, I have designed and overseen the construction of several multimillion dollar homes in Paradise Valley and Fountain Hills. Currently, I manage my own upscale rental portfolio. I have come to a point in my life were I desire to use my vast knowledge and experience to assist others in finding the perfect home. My goal is simple, to help others.

Selling your Home:

My objective is to sell your home for the most amount of money in the least amount of time. The first and most important step in reaching this objective is pricing your home properly. Internet home evaluation tools such as Zillow, Trulia do not offer a true evaluation, but only a general estimate based on a particular algorithm. A true CMA (Comparative Market Analysis) can only be done by a professional realtor who understands the local market dynamics. This includes conducting a total market overview of all homes in the neighborhood, market analysis of current pricing in your neighborhood, and specifically the demand for homes similar to yours. This evaluation also includes current home inventory, and absorption rates in your area. Then we look the condition, upgrades and renovations done to the home that will increase value. A home that is priced properly and marketed aggressively will sell in approximately half the time of the average listing for 9 to 15 percent more money. Another important factor is that a home listed by a Realtor will sell on average, for 12% more money than if an owner tried to sell it themselves. I will put together and execute a full marketing plan to sell your home.

Buying a Home:

If you are buying your first home, upgrading, or downsizing. I work hard to locate the best properties that meet your needs. I develop a close relationship with my clients as during the home buying process; my client and I spend the greatest amount of time. I identify your specific needs, price point, features you looking for, location, and personal values in an effort to find the perfect home. I will preview listings and properties for you to save you time and reduce the overwhelming amount of options in the market. I also have extensive experience understanding the more affluent homes where my goal is to find not the most expensive property, but homes with the best amenities, location, and price offering the greatest value. When we identify a home you are interested, I will personally take you through the property the same day you request a showing. When we make an offer, I am different than most agents in that I won’t pressure you to pay full price. I do a full Comparative Market Analysis so you to pay below or true market value. I have negotiated in my professional career for over thirty years and I aggressively work to get the best deal. This is a huge difference between myself and other agents as most just want to just sell a home. A higher price means the agent earns a bigger commission. I believe my buyers should get a home they love and at a great price without regard to what my commission will be. During the transaction, I advocate for you in every step to ensure you are fully represented and protected. My goal is to ensure this process is an exciting and positive experience. The greatest rewards in my career is in helping you. I find great satisfaction in seeing the expression on my clients face when they walk into their home for the first time as homeowners.

Top agents often don’t want to be bothered with clients looking for rentals because they don’t pay well enough. These clients often wind up working with new or part-time agents. I see assisting renters as one of the cornerstones of my business. I see a renter as a future buyer. I work to build life long relationships. I will assist all my clients with their real estate needs regardless of the size of their transaction.

If I can't personally help you, I can refer you to a Professional I personally know or have thoroughly vetted.
